According to the developer UNIQ Development, the cost of finishing in apartments with turnkey renovations accounts for approximately 10% to 20% of the price per square meter.
When purchasing similar finishing materials and plumbing independently, as well as paying contractors for the work, the cost exceeds 200,000–210,000 rubles per square meter. Additionally, it’s important to account not only for financial expenses but also for the time spent finding workers, overseeing deadlines, and ensuring the quality of the renovation.
“In the past 4 years, the cost of finishing materials has increased by almost 1.5 times due to complications in logistics, fluctuations in exchange rates, and price changes. What is now offered at an average price of 120,000–150,000 rubles per square meter would have cost around 80,000–100,000 rubles in 2020. In the near future, prices for engineering and quality materials will continue to rise,” said Valery Ruchiy, Head of Sales at UNIQ Development “When choosing units with ready-made designer finishing of around 60 square meters in the Springs club house, buyers can save up to 10% of their budget, as well as about 5 million rubles on the smallest units in the offer. It’s easy to calculate how much can be saved for larger apartments, for example, 300 square meters or more. Considering current market trends, if prices are fixed at the time of purchase, in 2-3 years, the cost of these finishings will be proportionally higher, meaning the total savings will be even greater.”
Currently, the number of units with finishing in premium-class new buildings in Moscow does not exceed 20%, or no more than 1,000 units across the entire city—an insignificant share compared to the overall market offer. However, according to experts at UNIQ, the demand for apartments with turnkey designer finishing from the developer is expected to continue growing in 2025, which will significantly impact their liquidity and make them more advantageous compared to properties sold as bare shells.
